General Terms and Conditions

General Terms and Conditions (GTC) of Doverys Hospitality GmbH and its Subsidiaries

1. Scope

These General Terms and Conditions (GTC) apply to all contracts for the temporary rental of apartments, holiday flats, and other accommodations for lodging purposes between Doverys Hospitality GmbH and all affiliated companies (hereinafter referred to as “Provider”) and the guest.

Any deviating terms of the guest shall not apply unless explicitly agreed in writing.


2. Conclusion of Contract and Reservation

Reservations are made via the Provider’s booking system or third-party platforms.

A binding accommodation contract is concluded upon completion of the booking. The conditions accepted during booking (especially pricing, payment, and cancellation policies) shall apply.


3. Prices and Payment Terms

  • Unless otherwise agreed, the full amount must be paid in advance by card.
  • The Provider is entitled to request a security deposit upon check-in.
  • The deposit serves as security for damages, additional costs, or breaches of contract.

4. Cancellation Policy

The cancellation conditions agreed upon at the time of booking shall apply.

These form an integral part of the contract.


5. Check-in and Check-out

  • Check-in: from 3:00 PM
  • Check-out: until 10:00 AM (unless otherwise agreed)

Late check-out is subject to availability and charged as follows:

  • EUR 25 per started hour

6. Use of Accommodation

  • The accommodation may only be used for residential purposes.
  • Any commercial use is strictly prohibited.
  • The number of guests must not exceed the booked occupancy.
  • Subletting or transfer to third parties requires prior written consent.

In case of violation, the Provider reserves the right to terminate the contract immediately.


7. House Rules

Quiet Hours

  • Quiet hours apply from 10:00 PM to 6:00 AM. Noise must be kept to room level.

Smoking Policy

  • Smoking is strictly prohibited in all apartments.
  • A cleaning fee of EUR 50 will be charged in case of violation.

8. Access TO THE ACCOMODATION

  • Access to the accommodation is provided via an electronic system (e.g. code, smart lock, or similar).

    The Provider reserves the right to enter the accommodation without prior notice in urgent cases, for inspection, or to prevent or remedy damage.


9. Liability

The Provider shall only be liable for damages caused by intent or gross negligence.

  • No liability is assumed for valuables brought by the guest.
  • Use of the accommodation and facilities is at the guest’s own risk.
  • In cases of force majeure, the Provider may offer equivalent accommodation or withdraw from the contract.

In such cases, liability is limited to the refund of payments already made.


10. Maintenance and Damages

The guest is obliged to treat the accommodation with care.

  • Any damage must be reported immediately.
  • The guest is liable for all damages exceeding normal wear and tear.
  • This also applies to damages caused by accompanying persons.

In emergencies, the guest may arrange necessary repairs. Costs will be reimbursed unless the damage was caused by the guest.


11. Duration of Stay

Stays longer than 2 months require a separate rental agreement.


12. Newsletter

By providing an email address, the guest agrees to receive information and offers.

Unsubscription is possible at any time.


13. Severability Clause

Should any provision of these GTC be invalid, the validity of the remaining provisions shall remain unaffected.


14. Jurisdiction and Applicable Law

Austrian law shall apply.

The place of jurisdiction is – where legally permissible – Vienna.
